1200 new villas are about to be provided for Hanoi market

On 4th July, according to a report of overview of Hanoi real estate market in Quarter II/ 2016 from Savills Vietnam, “huge” property sources are provided to Hanoi market from now until the end of 2016.

The report from Savills identified that villas and terraced houses have stable growth – one of positive performances in Hanoi real estate market during the first 6 months of 2016.

Accordingly, thẹ total source in Villa/Terraced House segment reached over 32.600 units which increase to 7% in a quarter, and to 11.2% in a year. The market offered 6 new projects and an additional source from a current project providing 908 units in total, the highest number in a quarter in 2 recent years. In which, Ha Dong district continued to take the lead which occupies 26%.

In this quarter, the market recorded over 280 transactions, with 65% of terraced houses. Tu Liem district led the primary source and the number of transaction (covering 34%)

The investors have implemented strong promotion program of shophouse type like deferred payment, commitment of leasing back from the investors in the early years. While a huge number of shophouses were open for sale in Quarter I/2016, the villas and terrace houses recorded 89% of total new selling units in Quarter II/2016.

According to CBRE, in Quarter II/2016, the villa market in Hanoi recorded other new 8 selling projects including Vinhomes Thang Long, Semi-detached villas in Gamuda under Stage 2, FLC Eco House, Park Hill Shophouse, The Boutique Shophouse (Times City), Lucky House, Thanh Ha B and 622 Minh Khai, providing about 1600 units/lot which is equal to a total of new selling units in 2015. The new projects are mainly located in the districts with huge land foundation, 7-10 km away from the center like Ha Dong, Hoai Duc, Long Bien, Tu Liem and Hoang Mai.

In second half of 2016, there will be about 1200 units in the market. The segment for villas and terraced houses is expected to have more big projects from the prestigious investors including Starlake (THT, Daewoo), The Manor Central Park (Bitexco), Vinhomes Riverside Stage 2, Vinhomes Paradise (Vingroup) and Tan Hoang Mai (Tan Hoang Minh).
